Job Summary 13;
Performs direct supervision over members in the electrical low voltage team and indirect supervision of the electrical maintenance group. Responsible for the coordination of all activities including workload, scheduling, performing work of a similar nature, inventory, materials management,training, supervision of staff, coordination of outside contractors, project management and response to customer service needs. This is a working/supervisory position.

1. Supervises electrical maintenance staff, manages and performs maintenance activities.
:Maintains staff competency testing evaluation records, oversees performance, and documentation.
:Monitors performance of staff for excellent quality and productivity.
: Coordinates staff schedules.
: Performs semiannual performance management plans with employees, identifies and monitors duty task responsibility, goals, expected results and results achieved.
: Investigates/corrects, and disciplines situations of poor performance.
: Inspects work for conformance with trade standards, project specifications and building codes.
: Traces cabling, data, fiber optic multi conductor twisted pair.
: Install, terminates and repairs plenum, PVC and fiber cable.
: Installs and repairs electrical equipment and fixtures.
: Install various types of raceway and cable tray systems.
: Performs routine maintenance on electrical wiring and systems.
: Complies with all applicable codes, standards, and industry guidelines.
: Firestops penetrations and installations.
: Takes immediate steps to see deficiencies are corrected.
: Applies CHOP Policies and Procedures fairly and effectively.
: Inspects facilities; notes maintenance problems; initiates solutions.
: Regularly checks staff for adherence to arrival, break and departure time.
: Continuously monitors staff attendance, PPL usage and trends. 13;

: Clearly communicates project objectives to staff and customers.
:Effectively integrates P.M.s in workload to prevent backlog.
:Distributes workload fairly matching skill with ability.
:Monitors progress, time and materials required to complete work.
:Investigates delays; independently takes appropriate action to resolve problems. Refers unusual or difficult problems to supervisor.
:Maintains effective coordination of activities within the group and with other trades as required.
: Meets with customers; assesses needs; clearly communicates project scope and resolution of problems.

3. Communicates effectively to disseminate information, discusses issues and seeks staff feedback
:Coordinates and holds regular team staff meetings monthly.
:Fosters atmosphere of teamwork.
:Writes and distributes email notification organizationally for scheduled and unscheduled utility interruptions.
:Coordinates with various departments on their projects regarding labor requirements and needs.
:Provides effective and timely project communications between all parties on a regular basis.
:Coordinates day:to:day operations of your assigned project.
:Provides direction and mentoring to staff.
:Excellent verbal and written communication skills.
:Excellent customer service skills.
:Ability to use sound judgment and a professional demeanor at all times. 13;

4. Manage electrical maintenance work ranging in size, scope and complexities to meet CHOP objectives.
: Ensures that projects are completed on or ahead of schedule.
:Ensures that projects are completed on or under budget.
:Develops scope of work and provides materials and labor hour estimates.
:Reviews materials options and verify count accuracy.
:Manages vendors, contractors and in:house staff on the projects, and Master Services Agreements (MSA)
